The steps to get an encumbrance certificate online at Kaveri Online Services web portal are:
Step 1: Visit the Kaveri Online Services portal at https://kaverionline.karnataka.gov.in.
Step 2: Click on ‘Register as New User’.
Step 3: Fill out the user registration form and click on ‘Register’.
An activation code will be sent to your email address. The same code will also be sent to your mobile number along with a password to login.
Step 4: Enter the activate code and click on the ‘Activate’ button.
Step 5: Login with your credentials. On logging in successfully, you can change the password.
Step 6: On successfully logging in to your portal, select ‘Online EC’ option from the ‘Services’ section.
Step 7: Select the property registration duration (the website has records of the year 2004 and onwards).
Step 8: Provide other required property details and click on the ‘Send OTP to View Document’ checkbox.
Step 9: An OTP will be sent to your registered mobile number. Enter the OTP and click on ‘View Document’ to view or download the Property Encumbrance Certificate of the concerned property.
