Property Tax is a Direct Tax levied by the State Government through the Urban Local Bodies (ULB’s) on real estate, including vacant land. The Bruhat Bengaluru Mahanagara Palike (BBMP), is the administrative body that is responsible for the collection of property tax in Bengaluru, India.
As per the budget estimates for FY19, BBMP targets to collect about Rs. 3100 crore from property tax collection which hovers around 30% of estimated revenue receipts. The BBMP follows Unit Area System for calculation the property tax. The unit area value depends on the expected value from the property depending on the location and usage of the property. The jurisdiction of BBMP is classified in 6 different value zones based on the published guidance value of the Department of Stamps and Registration. Steps for Property Tax Payment – Online
Step 1: Go to BBMP Property Tax Payment Portal
Step 2: Enter your SAS application number or PID (Property Identification) number. Both are available on the property tax receipts of last years.
Step 3: Now, click on ‘Fetch’ option. It will display the details of the owner of the property.
Step 4: After verifying the owner details, click on ‘Proceed’ only if there are no changes to the property. It will take you to form IV. If there are any changes to the property like in terms of its usage, built up area, occupancy factor, then first tick right on the box and then click on ‘Proceed’ which will take you to form V.
Step 5: Please ensure that the pre-filled details on the form displayed (IV/V) are correct. Else modify the details as per the changes made and then proceed to pay the property tax. You can pay the property tax in one go or in installments, either online or via challan.
Step 6: If you select the online payment option, it will take you to a page where you can make the payment online using your credit/debit card or through net banking.
Step 7: Once the payment is successfully completed, the system would generate a receipt number. It takes about 24 hours for E-receipt to be available on the portal. You can download the receipt by clicking here.

Property Tax Payment – Offline
In case you select the offline mode of payment, then you can fill in the applicable forms and submit them to any of the the Bengaluruone Centres. Else, you can submit these forms to the Assistant Revenue Officer Offices.

Fill in the required details like Group (based on usage), Assessment year, Category (construction type), zone, year of construction, built up area etc.
Click on ‘Submit’. Your property tax for the financial year will be displayed on the screen.
BBMP Property Tax Forms
Anyone paying BBMP tax either manually or online, need to use the following 6 forms :

Form I | Property with Property Identification Number. PID is a unique ID assigned to each property which is a combination of your ward number, street number and plot number and this can be found on the last property tax payment receipt |
Form II | Property without PID but only Khata number |
Form III | Property without PID or Khata number |
Form IV | When there is no change in the property details such as the extent of built-up area, usage or its occupancy etc |
Form V | When there is a change in the property including when the property changes from under-construction to constructed |
Form VI | For the payment of service charge when the property is exempt from payment of property tax |
Due Date and Rebates
30th April of last financial year is set by the BBMP for the property tax payment.
BBMP offers a 5% rebate on lumpsum payment of the property tax before the due date.
Delayed payment of property tax will attract penal interest at the rate of 2% per month.
You can pay property tax in two installments without any interest but the rebate will not be applicable in this case.
